- **Cascais:** €16.50/m² (all typologies) — 4,034 registered leases
- **Cascais e Estoril parish:** €18.15/m² (all typologies) — parish aggregate; 1,817 registered leases
- **Carcavelos e Parede parish:** €17.05/m² (all typologies) — parish aggregate; 1,051 registered leases
- **Alcabideche:** €13.86/m² (all typologies) — parish aggregate; 552 registered leases
- **São Domingos de Rana:** €13.33/m² (all typologies) — parish aggregate; 614 registered leases

Monthly figures are ours, not INE's. We work them out from the INE median euro per square metre, assuming gross private areas of 50 to 80 m² for a one-bed flat, 75 to 110 m² for a two-bed flat and 110 to 180 m² for a three-bed house or villa. Gross private area includes enclosed balconies and cellars, so it runs larger than the useful area an agent advertises.

Cascais was a royal summer retreat in the 19th century and still carries that genteel, well-heeled air. Strung along the coast just west of Lisbon, it pairs with neighbouring Estoril to form the capital's smartest seaside quarter — palm-lined promenades, a yacht-filled marina, golden beaches and a year-round community of international families. For visitors it's the easiest, prettiest day trip from Lisbon by train. For movers, particularly those relocating with children, it's the default first stop: the schools, the safety and the established expat network are unmatched nearby — but you'll pay a premium for all of it.

## Why Cascais & Estoril

This stretch offers a rare combination: beach-town living with a real city 30 minutes away by train, plus the densest cluster of international schools in Portugal. It's clean, safe, green and walkable, with a microclimate that's a touch sunnier and breezier than central Lisbon. The downside is cost — this is among the most expensive places to live in the country — and a sometimes "expat bubble" feel, where you can go weeks speaking only English. For families and remote professionals who want comfort and community, that's often exactly the point.

### Getting here as a visitor

The **Cascais train line** runs along the coast from Lisbon's Cais do Sodré in about 40 minutes — frequent, cheap and scenic. It's one of the simplest day trips in the country.

### Schools, lifestyle, who it suits

This is the area's trump card. Add safe streets, sports clubs, sailing, beaches and a ready-made international social scene, and the appeal is clear. ## Getting there & around

The **Cascais rail line** is the spine — frequent trains to Lisbon's Cais do Sodré, with connections onward. The **A5 motorway** speeds drivers to the capital in ~25 minutes off-peak (busy at rush hour). Lisbon's airport is about 30–40 minutes by car. Within Cascais and Estoril much is walkable or cyclable along the seafront, but a car is handy for the school run, Guincho and the wider area.

## Best time to go

**May–June and September** are ideal — warm, sunny and quieter than peak summer, when Lisboners flock to the beaches and prices climb. **July–August** is busy and lively; **winter** is mild (12–16°C), breezy and calm, with the bonus of empty promenades and lower-season rates.
